Brisbane's Best Performing Suburbs

Brisbane’s inner ring has produced the highest performing suburbs in regards to both houses and apartments as a result of its tighter supply, a higher level of amenity and more job opportunities. However, the middle and outer rings have also produced some well performing suburbs showing that growth can be found throughout the Brisbane area. Each Market, although different in terms of location, portrays similar underlying reasons driving the demand. That is, amenity, strong local infrastructure, retail and parkland.

Place Advisory has analysed the data and uncovered the best performing suburbs in Brisbane’s inner, middle and outer rings. For the purposes of this report, the Inner Ring contains suburbs within 5km of the CBD. The middle ring are those suburbs within 5-10km of the CBD, while the outer ring consists of suburbs 10km – 20km of the CBD. Performance is based on capital growth achieved upon resale of a property. Read on for a summary of the results.

Inner Ring

Houses in Teneriffe, located along the Brisbane River in the Inner ring, are the best performers in Brisbane. 14 house resales during the last 12 months in the suburb have recorded an average capital growth rate of 14.6% per annum as a result of Teneriffe’s desirable location and strong fundamentals. The best performer for apartments during the same period in the Inner Ring was Paddington, which recorded 8.1% average capital growth per annum on the back of 48 apartment resales. Apartments in Paddington, have realised more capital growth than any other apartments in Brisbane. The table below outlines the top five performers for houses and apartments in Brisbane’s inner ring.  Middle Ring

Houses in Camp Hill, located on the edge of the Inner and middle ring border were the best performers among all suburbs in Brisbane’s middle ring for the 12 month period ending September 2017, recording an impressive 12.7% average annual capital growth over 145 house resales. While, capital growth has been harder to come by in the apartment market, Lutwyche, which recorded 32 apartment resales during the period, managed a respectable 3.9% average capital growth per annum. Outer Ring

At the end of the 12 month period to September 2017, Nudgee, located in Brisbane’s outer ring and close by the Brisbane airport, was revealed as best performer for houses in Brisbane’s outer ring. 34 houses resales in the suburb recorded an average capital growth rate of 9.2% per annum. On the other hand, apartments in Upper Mount Gravatt also performed admirably, second in Brisbane behind only Paddington, recording 6.2% average annual capital growth on the back of 24 apartment resales.
