Recent sales provide further evidence of Loganlea's changing residential price profile. The median for conventional detached houses in the research was $900,000, while the suburb's 10 highest conventional house sales ranged between $1.013 million and $1.20 million. These sales included properties across a range of lot sizes, demonstrating that Loganlea has established a residential market above the $1 million threshold.
Established townhouse resales recorded a median of $707,500, with the highest sale in the analysed data reaching $745,000. The townhouse properties analysed were constructed between 2002 and 2016, meaning buyers considering new housing are comparing not only price but also differences in age, layout, parking, storage, outdoor space and finishes.
This price gap between established townhouses and detached houses is becoming an increasingly important feature of Loganlea's housing market, creating a substantial middle price band in which newer townhouse, duplex and other low-density housing products can compete.

Place Advisory's review identified only a small number of new townhouse projects currently selling or planned around Loganlea. Harmony Estate comprises 32 townhouses and was under construction and selling at the time of research, with two- and four-bedroom homes advertised between $745,000 and $835,000. Four-bedroom product was being marketed between approximately $820,000 and $835,000.
A further 19-residence townhouse development at 7 Kraatz Avenue was identified as future supply, although public pricing was not available when the research was completed. Nearby Loganholme's the bass collective provided another new-build comparison, with three-bedroom homes starting from $898,000 and the project extending above $1 million.
The relatively small number of identified projects is noteworthy when considered alongside Loganlea's recent townhouse and unit price growth.

Median weekly rents reached $610 for houses and $520 for townhouses and units during the 12 months to August 2026. Based on the corresponding median resale prices, this represented indicative gross rental yields of approximately 3.5% for houses and 4.0% for townhouses and units.
Combined with annual townhouse and unit price growth of 23.6%, the figures demonstrate the strength that has developed within Loganlea's attached residential market, although historical price and rental performance should not be interpreted as an indication of future returns.

Together, these projects are particularly relevant because they are located within the immediate Loganlea-Meadowbrook precinct rather than representing broader regional infrastructure with an indirect connection to the suburb.
Loganlea's residential market has undergone considerable change over the past five years. House prices have increased by more than 77%, while the townhouse and unit median has more than doubled. Recent rolling data shows the attached housing category continuing to outperform houses on a percentage-growth basis.
At the same time, the suburb sits alongside a major health and education employment precinct undergoing substantial investment, a relocated railway station designed to improve connectivity, and a planning framework supporting further residential activity.
The combination of strong recent residential price growth, a significant gap between townhouse and detached-house pricing, relatively limited identified new townhouse supply and major local infrastructure investment provides Loganlea with a compelling residential market story.
