Place Advisory has undertaken an investigation into Brisbane’s suburbs to determine which are selling the quickest. This report will uncover the top five suburbs within Brisbane with lowest average days to sell, including property type and average median price.

 

What contributes to making a suburb quick to sell?

Finding the right suburb is one of the most important factors when it comes to purchasing a property, whether you are buying your first property, searching for your family home, downsizing or simply looking to invest.

Apart from financial drivers, personal preferences can dominate the purchasing decision. Every suburb has different qualities that hold more value to one person and less to another, particularly for owner occupiers and investors, these are highlighted below.

As shown above, Fairfield was the fastest selling suburb across all Brisbane suburbs and property types (houses and units), recording just 46 days on the market with a median sale price of $653,000. This suburb is a popular choice for property buyers as it is situated only 5.8 kilometers south of the Brisbane CBD. Fairfield is known for its easy access to public transport, leafy streets, parks and close proximity to the University of Queensland.

Gaythorne, located in Brisbane’s North West was the fastest selling suburb, when specifically looking at houses, recording an average of 33 days on the market with a median sale price of $670,000.

The affordability and lifestyle factors associated with living in Gaythorne is what makes this suburb attractive to property buyers. Gaythorne shares a few streets with the neighboring suburb of Mitchelton. It is a leafy, residential suburb with majority of the houses being ‘Queenslanders’. The suburb is great for professionals, singles, families with kids and retirees alike, with easy access to public transport.

The suburb of Bardon was Brisbane’s fastest selling suburb, when looking specifically at units, recording an average of 27 days on the market. Bardon is highly competitive due to its leafy green streets and charming community vibe. This suburb is nestled within the foothills of the nearby Mount Coot-tha mountain, which attracts young families and maturing couples alike that enjoy a vibrant café culture whilst being close to the CBD and surrounded by nature.

In this short report, we looked across Brisbane's inner and middle rings to investigate the fastest selling suburbs. We broke this down even further by property type to determine if this influenced the results. Gaythorne (houses) and Bardon (units) were identified as the fastest selling suburbs by property type, with Fairfield taking out the overall spot.
